Selling real estate the right way can vary, depending on particular circumstances but there are some consistent rules that if followed will make your property a lot more attractive to potential buyers and will boost your sale price.

Light is essential if it doesn't exist look for ways to create it. Natural light is best but you can use lamps or skylights in dark areas.

Think about a retail jewelry store and how they put lights on display cabinets, you can also highlight feature walls, paintings etc with good lighting.

Your potential buyers will feel more comfortable if you as an owner are not there while they have their inspection.

The idea is you give them room to move around your property without you looking over their shoulder.

Despite what you may have thought buyers will be more honest with your real estate agent than they will with you, because they won't mind telling the agent what they really think but to you the owner if they don't like it they won't want to offend you.

Most buyers probably are not aware of it on the surface but when you buy real estate you are really also purchasing a lifestyle.

So much of our lifestyle will be impacted upon by where we live.

This may mean to help effect a good sale result for yourself you use your own personal effects around the property to demonstrate to the buyer what a great lifestyle you have living in this property.

This will make a significant impression. To a certain extent the buyer may be purchasing the lifestyle or way you live as much as the property itself.

Always keeping in mind that you want to cater to the largest sector of the buying market by keeping your house neat, simple and practical.

Retail specialists have proven that light classical music makes buyers stay longer and spend more.

Yes I know the term homely aromas may not always be pleasant but i think you know what i mean.

Make sure your property is well ventilated, and you can enhance presentation by using artificial scents, things like pot pour ri or the smell of freshly ground coffee.

Start with everything mentioned here and prioritize in order of importance what you have to do before your property goes on the market.
